Homeowner Summer Checklist

Summer is on its way, and with it comes peak rental season in Big Bear! Whether you're a hands-on owner or prefer to let us take care of the details, here’s a comprehensive checklist to help you get your home ready for sunny days, happy guests, and maximum bookings.

1. Deep Cleaning

We aim to complete all deep cleans before the start of summer. This includes full interior refreshes and optional BBQ cleaning to ensure your home is guest-ready. Email us to schedule:

2. Yard Clean-Up & Weed Abatement

Weed abatement is required by the Big Bear Fire Department. Homeowners have 30 days to comply after notice or face potential fines and county-enforced cleanup billed through taxes.

Clean carpets and furniture make a big difference in guest satisfaction.

4. Window, Gutter & Roof Cleaning

Spring and summer are the best times to schedule exterior maintenance and improve your home’s curb appeal.

5. Heater Filters

We handle filter replacements as part of quarterly maintenance. If you’ve changed yours recently, let us know so we can mark it complete.

6. Water Heater Service

Tankless water heaters should be flushed twice a year to avoid clogs, outages, and guest refunds. If your home has a water filtration system, now’s the time to replace that filter too.

7. Pest Control

Avoid surprise infestations during the busy season. If your home has a history of mice, ants, or moths, we strongly recommend preemptive service.

8. Air Conditioning Check

AC is a hot-ticket amenity in summer. Avoid costly refunds—have your unit inspected early.

10. Understanding Wear and Tear

Remember: some damage is normal, especially in short-term rentals. We differentiate between routine wear and tenant misuse when managing deposits or claims.
